Great news – securing your annexe installation is super straightforward and designed with your peace of mind in mind.

To reserve your preferred installation date in our busy schedule, we simply ask for a modest £1,000 deposit.

This covers our admin costs and is non-refundable – but it’s a tiny fraction compared to what most other UK companies require.

Best part? You pay absolutely nothing more until our groundworks team actually arrives on site to start work. No big upfront payments, so no stress for you. 

Many other companies ask for thousands (often £20,000–£40,000 or more) well before any work begins. If something unexpected happens and they can’t deliver, that large deposit could be at risk.

With us, your exposure is minimal – just £1,000 to lock in your spot – and the bulk of your payment only happens when we’re on site and moving forward together.

It’s a simple, low-risk way to get started with confidence.

For the annexe design, we email a floor plan with a full costings sheet to you.

You finalise your design with help from one of our advisors…Derek, Stuart, Carmen, Diane or John.

They will email a simple quick site questionnaire for you to fill in as well as conduct a site visit to plan your groundworks. 

Please note: Your design must be fully confirmed at least 15 work days before your installation.

If it is not confirmed we will delay your installation to the next available date which could be several weeks later due to the demand for our garden annexes.

We then deliver your annexe in multiple pallets as craning is far more expensive to do. (Please ask for a crane quotation if your site requires craning. The preferred method of delivery is pallets as craning may require permission from your council, plus block your road, plus have fixtures blocking the craning like high telephone wires, plus, it’s far more expensive but is still an option if you require it.)

Once you have an initial floor plan and costings, one of our advisors will visit your garden to assess the groundworks, including supply of water and electric services.

Many of our customers order without even viewing our annexes because they have watched so many videos with Alex and I that they have full confidence in what we do.

If your annexe is for a family member you won’t need planning permission as your annexe has been designed to comply with the caravan act which means it comes under “permitted development”. There are more qualifications which you can see in full detail on our “Caravan Act Explained” page…click here.

Our most popular annexe sizes are “The Squire Annexe”: 16ft x 17ft (internal size) which is 4.8m x 5.2m.

The 20ft x 17ft “Rockingham Annexe” which is 6.1m x 5.2m

This refers to the lifespan of the exterior of your annexe.

The QC stands for “quarter century” since 25 years is the minimum lifespan of the exterior materials exposed to the UK weather as advised by the manufacturers.

Our materials are second to none and are why we can offer the longest guarantee in the UK.

Booths have been trading since the year 2000 and have an amazing reputation for doing what we say we will do, so although 25 years is a crazy long guarantee, it is one we easily maintain because of Alexs unique designs, the materials used, and our aftercare commitment with two full time service engineers. 

Regrading the exterior materials, if you live within 2km of the coast then the decision to repaint may be required after 15 years rather tthan 25 years. This is due to the salt air which can be very corrosive.

All timber garden annexe require looking after – even the most expensive cedar clad designs.

If you are looking at a timber annex as an option please make sure you visit an old annexe so you can see how it “wears” (not very well). I’d recommend visiting an existing customer’s garden annexe since showroom timber studios will constantly be maintained and will look great. They may even be indoors so you won’t see the inevitable weathering.

Your Booths annexe won’t deteriorate the way a timber annexe will.

When you own a QC garden annexe, that’s 25 years where you won’t have to worry about painting or staining your annexe. A weight off your mind, as well as a long term cash saving and zero pollution from toxic chemicals to maintain a timber garden room.

Paints and stains are very polluting and having to do this every year is a big job.

The height of all our garden annexe is 2500mm. This means no planning is required in most cases – planning won’t normally be required as this falls well within “permitted development” for garden annexes. 

Yes – your annexe price includes connection of the mains electric to your Garden Annexe and mains cable up to 40 metres. There is an extra charge of £240 if your mains cable is longer than 40 metres.  

Electrical connection is carried out after the installation of your annexe usually within 1 week of your annexe build.  

A site survey is required for your annexe.

Alexs design of your garden annexe base is so versatile, it can cope with virtually any garden site, whether it’s severely sloped or on different materials like grass, mud, gravel, concrete etc.

As long as your site is clear of bushes, trees etc. then we can install your garden annexe, and the cost of the annexe base is included in all of our prices. 

We can also cope with extreme slopes in your garden – up to 1 metre difference from one end of your annexe to the other end on a severely sloped garden. This saves cash and effort because you don’t need to dig to get a level site.

Also, because you don’t need a concrete base, this saves you the expense of installing a large (and very polluting) concrete base.

Yes –

This garden annexe owner decided not to fill in the gaps below his annex but instead to have some plants planted there. I discuss installing on a severe slope without a concrete base here. 

Customers often ask me about foxes living under their garden annexe and in all the years we have been going (since year 2000) I haven’t had a single customer have foxes living under their garden annexe so it’s a very rare occurence.

Portability was one of the major design criteria that Alex had in mind when he set up the company. It frustrated Alex that after building his very first garden room, he couldn’t take it with him when he moved house. He vowed then, that all of his garden room designs would be portable, even if it has a shower room, toilet and kitchen.

Even if it is a large or small garden room – they are always portable and remain your asset. This increases the second hand value of your garden annexe massively.

PLEASE NOTE: IF YOU INSTALL YOUR OWN BATHROOM OR KITCHEN THEN BOOTHS WOULDN’T BE ABLE TO MOVE YOUR GARDEN ANNEXE TO A NEW LOCATION AT A LATER DATE. OUR BATHROOMS AND KITCHENS ARE DESIGNED TO BE PORTABLE.

Probably not if it’s for your family member.

Full planning permission is meant to take 8 weeks but invariably it takes far longer than that. Planning departments are often overworked and under staffed.

This is extremely frustrating when you have a family member you need to look after.

This bureaucracy is the main reason Alex designed your annexe to comply with the caravan act and therefore able to be installed under permitted development. This reduces the red tape and speeds up how quickly you can have your annexe.

With your garden annexe we can give you virtually any configuration you wish (within the caravan act rules) since this flexibility has been designed in by Alex.

Want a door on the rear? No problem. Want a half window on the right side – no problem.

Having said that, if you go with our proven layouts it will be less expensive for you and you have a layout which hundreds of customers are happy with. 

The other issue with an unusual design is that if your circumstances change, and you want to sell your annexe (in 5, 10 years,) it can be far more difficult selling your annexe if it’s not our most popular layout. Alexs analogy for this is that if you spray your car yellow because you love yellow, don’t be surprised that it’s more difficult to sell, when the time comes, than standard car colours like white or black. 

During your design process we will make sure it fits well in your garden and we will create your floor plan with full costings for you. Then we can order a 3d drawing for you of your garden annexe.

Your garden annexe always  has full length tilt windows for fresh air venttilation and a single door which can be positioned anywhere. Extra windows and doors can also be positioned elsewhere if required.

High “Fan Light” windows for daylight.

Extra decking around your garden annexe as a relaxation area – looks great and helps avoid mud from wet days entering your annexe in the garden.

The standard colours are anthracite windows, corners and fascia with merlin (light grey) walls.

We can also supply light oak walls now although this option is more expensive as the material comes from Italy. Please note the “oak” steel has a 5 year guarantee.

Flyover roof on any side of your annexe although note that a flyover roof does not come under the caravan act as permitted development.

Double mains sockets in your annexe floor if you need extra sockets for your equipment.

Outside double mains sockets, handy for your electric lawnmower.

All of our garden annexe can be supplied in the following colours…

Windows can be light oak or anthracite grey.

Exterior walls, corner pillars, fascias and soffits can be supplied in: Merlin grey (light grey), Anthracite grey (dark grey), Juniper green (dark green), Black (please note that black will “fade” more quickly than other colours), Oak (please note the “oak” wall panels are expensive compared to the other colours and only have a 5 year guarantee).

The most popular colours for the our garden annexe are anthracite windows, corners and fascia with merlin grey exterior walls.

Small garden annexe can be completed in 2 days.

Larger annexe can be 3 or 4 days and the very large annexe 5 or 6 days.

Alex’s clever design means that our speed of installation is one of the major ways we can keep our costs low.

Please do bear in mind that during the winter, the days are shorter and so the install days may extend.

Also bear in mind that we have no control over the weather and that poor weather can upset our fitting schedule considerably, so you will have to be patient with us if this is the case.

The first job for us is sorting out your site with groundworks and drainage which usually take a day or two. We have a specialist groundworks team who handle this – they are excellent. 

Then we have the annexe installation.

Then we have the final hook up of mains electric and air conditioning, complete with the legally required Part P certificate. 

We guarantee we will install your annexe faster than any other supplier – so it won’t go on for months, which will reduce your stress considerably. 

We aim to be as upfront as possible on pricing so yes, VAT is included.

No, the garden annexe sits on a chassis which can be adjusted to account for uneven ground, this in turn sits upon feet or screws that can sit straight on soil, grass, gravel e.t.c.

This gives a huge cost saving and means your garden annexe can be sited on very sloping ground without an expensive concrete base. Concrete is one of the worst offenders for climate change, and our bases use zero concrete. 

Not really – although we do recommend you let your neighbours know you are having an annexe installed as a courtesy to them. 

The fitting team would require power for their tools. 

Yes, this is the “hidden aspect” of most suppliers designs – they are reluctant to discuss this aspect in full since from the outside, you simply cannot tell.

Our garden annexe use 90mm of ecotherm in the floor and 90mm of Actis insulation in the walls and ceiling. This is a “hidden” part of your garden annexe, especially since severe weather hits a garden annexe on 6 sides, whereas a room in your house may only have 1 or 2 outside walls – your garden annexe will have 6 – so it has to be well insulated to be comfortable.

Yes. A key feature throughout the design was the peace of mind in knowing your annexe is secure.

The garden annexe glass is toughened and the door/windows are fitted with insurance rated locks.

Whatever you think would be ideal – try and go up a size from that.

The main comment I get about annexe size is, “We love our annexe but wish we’d gone up a size!”

Our larger annexe tend to be better value per square foot.

The best way I know of designing the perfect layout is to draw your annexe floor plan on a large piece of paper (to scale) and then have cut out “jigsaw” pieces (also to scale) of all the furniture you will be putting in there e.g. desks, chairs, filing cabinets, beds, sofas etc. It’s surprising how revealing this can be once you try all the jigsaw pieces in different positions, to arrive at your perfect layout.

For all the garden annexe, the floor is covered with a grey commercial grade vinyl flooring (we also offer oak vinyl). This is a good quality flooring which looks like wooden flooring. It is water proof to an extent where you can spill a drink and not damage it. You can see a photo of the grey vinyl below.

The ceiling and walls are white mdf.

The double electric sockets are fitted flush. These are 450mm above the floor. 

Your annexe internal lighting is GU10 style led bulbs which are adjustable on a strip above the garden annexe windows and door.

Your garden annexe is truly zero maintenance – needing no painting or staining and has an expected life well in excess of 25 years.

John Stokes bought a garden room from us in 2009 and he says “It still looks as good as the day it was installed” – not something you can say about any timber garden room (the main reason we stopped supplying timber garden rooms in 2012)

A unique 25 year guarantee on the external structure, or 5 year if you have the “Oak” steel – such is our confidence in the materials and design.

A special guarantee and combined with the fact that we require a very small deposit, gives you complete peace of mind. Please note that this guarantee is not transferable to a third party.

Many companies want 50% deposit upfront and if they go bankrupt (has happened previously when 2 suppliers went bust) you will lose all your money. Why take the risk? You only pay for your Booths annexe once we arrive and install it.

To secure your installation date we do ask for a £1000 non-refundable deposit.

The guarantee is valid from the date where full payment is made and only applies to UK mainland installations which don’t require a ferry.

We install air conditioning units, provided and installed by Booth’s Electrical Services (Alex’s brother, Rob Booth’s company), since these units can be heaters in the winter and cool your studio in the summer.

These units are low cost to run and come with a 5-year guarantee from the provider if you have it serviced every 2 years, with call-out costs included in our installation fee within this time. Servicing costs £200 plus VAT.

These units are considerably cheaper to run than a traditional electric heater (up to a quarter of the cost as they utilise an inverter) and we have excellent reports from our customers, many of whom have since installed these units in their homes! 

Please note, because of our belief that the air-conditioning unit is the best option for you all-year round, we do not install underfloor heating.

Alex has just updated the design so that the long windows can tilt inwards from the top, to supply ventilation so fresh air will not be an issue. Every annexe has lots of tilt windows for ventilation. 

Your annexe downpipes are hidden in the corner posts so you never see ugly downpipes. This also protects them from strong winds and sun damage.

Yes, with low energy double glazed units. Our annexe have recently been upgraded to the best glazing available in the UK. You can’t get a better sealed unit. They are A grade, and equivalent to triple glazing. Top notch for thermal performance, and better for sound insulation.

All low double sockets are included with the cost of your annexe. They are installed on every available wall. The low sockets are positioned approx 450mm (18 inches) from the floor. 

We can install a combination of high and low sockets within your annexe if required.

Yes. The lighting has been updated to the latest LED bright, low voltage, low wattage, long life bulbs which use very little electricity.

These bulbs are very economical to run.

They have a manufacturers lifespan of 40000 hours. 

We now install commercial grade vinyl flooring which is waterproof.

Yes, the outside lights are included in the price of your garden annexe.

We also have a wireless system so you can turn on your interior annexe lights from inside your main house. 

We now supply decking which is very long lasting, less slippy and therefore safer, than timber decking.

The manufactures give it a lifespan of 30 years and although it is initially expensive, in the long run, it would probably save you money, compared with timber decking which requires maintenance and is extremely slippy and more dangerous when wet.

The decking is installed in standard depths – so for example on the front of your garden studio you can have a small deck of 910mm (3ft), 1220mm (4ft ) or a large size of 1820mm (6ft).

It comes in brown or grey.

Recessed blinds are included for all of your garden annexe windows.

The internal height is 2080mm or 6′ 10″.

We do also offer a taller interior.

This “extended” height annexe is approx 7′ 6″ 

Please double check these dimensions if you are buying tall furniture to put in your annexe.

Yes.

The garden annexe are designed to go through houses and flats where there is no direct access to the back garden – many London properties are like this. We just need a normal door size for access and as long as there are no severe turns, we can deliver your annexe.

Our fitters have never not fitted a garden annexe due to access issues.

In cases where access is very difficult with severe turns, we can supply the walls in smaller sizes so we have never been beaten!

If you are having a garden annexe with a “Flyover” then access can be more of an issue since the Flyover uses very long components and may struggle to go through a house or flat with sharp turns. Contact us if this could be an issue for you.

Yes, toughened to comply with British standards as Alex shows me here…

Yes – the windows are “A” rated so are excellent in this regard.

They are double glazed but actually equivalent to triple glazing from a thermal point of view.

Painting or staining is not required on the outside of your garden annexe, which means, in the long run, your annexe is a very eco-friendly building. It is a low carbon design.

25 years of paint or stain on a large timber garden annexe is a lot of expense, hard work and uses dangerous chemicals that aren’t great for the environment.

To reserve your installation date we require £1000 non refundable deposit for an annexe.

Allow at least 8 weeks since we are very busy – we do occasionally have an earlier gap appear – say if an installation is delayed by a house move.

Your annexe details have to be confirmed on a floor plan at least 15 days before your installation date, otherwise your installation date may be missed.

We will not rush any installation (including yours) – this means installation dates may change. Alex won’t compromise the quality of any installation by not allowing enough time to install your annexe properly – please be aware of this when setting a date.

Bad weather can also upset our fitting schedule so please bear that in mind when setting a installation date.

Sorry but no – we don’t supply bi fold doors.

Bi fold doors have fine tolerances when setting them up. This usually means issues at a later date – for example, very hot weather will expand the doors and the closing or even the locking of the door can become difficult or in some cases, impossible. This happens to all bi fold (and french doors to a lesser extent) so you should bear this in mind if bi folds are a deal breaker for you.

Yes

Where the wall sections join, there is thick CLS studding into which heavy items like TVs or heavy speakers, can be secured.

Lighter items like artwork or photographs can be secured anywhere. The walls are MDF which can take picture fittings.

We can’t accept credit cards sorry. Payment is by bank transfer or by cheque. 

For us to accept credit card payments we would of had to add 3% to the cost of every annexe which would be thousands of pounds just to cover the credit card company fees. 

We don’t recommend log burners as you have to allow a lot of space around a log burner – they are “space hungry”.

Once a log burner is running at full power they get very hot and you can’t have anything very near them or it will go on fire. For example – you could have a cupboard right next to an air conditioning unit and it’s fine – put the same cupboard next to a log burner and you could be ringing 999 once the log burner has been on a while. 

This may be your sticking point with having an annexe although we have had customers who emphasised the low carbon output of the garden annexe and the planners took kindly to this and allowed the installation.

You need to contact your council and see what they say.

I think your first step would need to be to speak to your council and tell them you are
looking at a garden room with these 3 materials…
 
1) UPVC windows with “A” grade double glazed sealed units. 
 
 2) Exterior walls cloaked in plasti-coated leatherette embossed galvanised steel.
 
 3) The roof is corugated bitumen. 

If they need samples, we can post them to you.

Planners have allowed the annexe in an area of outstanding natural beauty and this was after it was refused, the customer explained that if he used the materials the council wanted – it would double the cost of the annexe, and he pointed out all the toxic chemicals which would be required to maintain the look of this garden annexe so they had another look at it all and allowed the Booths installation as it was a “Booths Garden Studio”. 

 
So as I say, I think this needs to be your next step.

Yes – if it is going to be 300mm from the ground.

No if it’s below 300mm in height.

The width of the door is 760mm when opened. The door frame is 910mm wide.

Sorry but no – the annexes cannot be attached to an existing property.

Although we can install very close to your home or garage. We can position an annexe within 2 inches of your home or garage. This is because the materials we use don’t need to be maintained so access is not required. 

Some customers have literally lined up a house door to their annexe door and simply step from their home into their annexe so that is an option for you.
